Cape Town developer Blok has announced TWELVEONB, a planned 50-home residential development in Green Point, with prices starting at R3.495 million and completion targeted for April 2029.

In a statement dated 22 September 2026, the company described the project as its 23rd development and fourth address in Green Point. The six-storey building is planned for a site the developer describes as a heritage estate.

TWELVEONB apartment mix and pricing

The development will include compact one-bedroom apartments, larger apartments, garden homes and duplexes. According to Blok, the planned accommodation comprises:

The starting price of R3.495 million is the figure announced at launch. The release does not provide a full price schedule, apartment sizes or details of additional purchase costs.

Design and shared facilities

Blok says the building will feature a textured brick façade intended to complement the surrounding neighbourhood. Apartments will step back from the street edge to create sheltered outdoor spaces, with the design seeking to balance natural light and privacy.

Planned shared facilities include a rooftop pool and clubhouse. The developer also lists 24-hour on-site security, homes with private entrances and pet-friendly apartments. Parking will be available with selected apartments.

A public pocket park is planned at ground level. According to the developer, this will create an additional outdoor space along the street and connect the project with the surrounding neighbourhood.

A further residential project in Green Point

Blok positions TWELVEONB around Green Point’s access to local amenities, including schools, cafés, grocers, green spaces, the promenade, the V&A Waterfront and DHL Stadium.

The company says the project is intended to appeal to people seeking a permanent home as well as property investors. Its launch statement does not include independent market data on local demand, rental yields or expected investment returns.

Although Blok describes the site as a heritage estate, the release does not detail the heritage features involved or how they will be retained or incorporated into the development.
